I'll give credit where it's due: my 1st wife was fantastic at staging homes for clients, and I learned from her.I'm from LA, so we don't ever have frozen pipes, but my very first buy in Atlanta, the first thing I had to fix was burst pipes; seller shut the water off in January, I didn't know to get it back on immediately!

Since us little guys don't have access to the commercial paper markets and guaranteed lines of credit (HELOCS can be frozen), we're really safer keeping cash on hand and foregoing the (negligible) interest savings in return for peace of mind.

Also, we must give notice 60 days in advance of yearly contract date if we want to change any terms of the lease or end it, and there are rent restrictions (rents were frozen for last 3 years, now I am allowed to ask for 3% increase, but they must approve it, and I don't think charging for a pet would be approved).

Where I live, people over the age of 65 don't get a discount at all, but their property tax amount is "frozen" at whatever the amount is when they turn 65.

Few days after we initially saw the house, we had sent in our contractor to view the house and he noticed that house was not winterized. long story short.. house is now completely frozen and the bank is only now sending in a plumber to winterize the house.
