A flat dollar amount or interest rate on the money he put in, or a percentage of the profit?

Some things cost a lot more but other things end up virtually flat. 

After a little reading here and there, I figured my best plan is to save up while I'm in college and then buy a 2-3 flat, live in one apartment, and rent out the rest so my tenants essentially pay the mortgage.

take away is you bought a top end rental like Curt and @Chris Clothier recommend not a bottom end MOrris thing.. which none of us recommend.. contrats.. little recapture but appreciation is an important part of the equation and maybe now we can say markets are not flat like we used to say a few years back.. cash flow and appreciation.Nice one.
