If a unit is $1500 without water and another unit is $1650 because it includes water that Averages $150/month with tenants that are not conserving because the LL pays the water, the $1500 unit will get many more people to look at it when trying to fill the vacancy. 

Aside from that, once I was to get it under contract for assignment, just looking for any potential roadblocks or anything like that just in case while I proceed with the process.

It does not matter if you invest in Vegas or Florida the process will be the same.

It took 3 years, but,  I finally navigated the permitting process and now have all the permits I need to build 6 small cabins on a river in the mountains.

We are actually working with MEDC to put together workshops to help provide trainings for various regions in MI to help fill in the development gaps from the real estate entrepreneurs and what it takes to build a development company and complete a project.

To my understanding, the deed should still be recorded before that as this happens as part of the recording process.
