I work as a production manager for a jewelry manufacturer.I am a complete newcomer when it comes to real estate investing but thankfully I am finally taking action towards this longterm interest of mine.

Apparently honey and vintage wines hold their value over the centuries, even better than gold and land.  

I suppose they are happy.then you have others that drive 100k cars and those car's are sitting the parking lot of the apartment they rent..Or buy really nice cloths and Jewelry... take great trips etc etc.its whatever floats your boat.for me it was airplanes I bought my first one when I was 25.. 5 planes later and a few million bucks .. could I have done better with real estate NO doubt never made a dime on any plane just spent big money on them.. but you can't take away the satisfaction of the ability to run down to the airport jump in my plane and in 3 hours be 750 miles away from where I live either doing business or some other neat adventure... would other people find the joy in this that I do  ... some yes.. some hell no.. they would think its a total waste of money.

Aside from the rent money and the weatherization, there are a few more things we needed to communicate about:A) The old vintage fridge has still not been picked up by LGE.

@Jay Hinrichs Hey Jay, I was reading that a year ago approx. 40 of the primary 300 plus (or 200 or more they monitor) US markets were already showing major signs of a 'correction...' but of course nearly ALL of those main metros also have micro demographics therein with neighborhood market maturation stats that are not "the average" brush bristles the faux media tends to paint the "herd" into the corral with, about every decade to get them to 'stampede' for the exit doors, only to get 'slaughtered,' time, and again!

Plus I have a jam room with cool vintage gear (drums, bass, guitar, etc) and I know you play.I'll buy you a BBQ dinner and show you my awesome rent house.

I've never been involved with MH's either but I think they're valued sort of like cars - there's a blue book of some sort to give you a starting point of value...I'd want to know the going rate for a MH of that vintage - $24k may be very generous

If you find anything really personal - like photos, or jewelry, or letters to a sweetheart - put those in a box and keep them. 

The traditional agent suggested doing faux hardwood flooring on two bedrooms with the carpet stain and keep the remaining carpet as is as it was still ok, repaint the walls a different color (instead of white), and other miscellaneous.
