I think you'll find there is "plenty" of information to keep your enthusiasm going! 

But don't let it taint your enthusiasm or your business.

Russell,I'm not sure I understand exactly the threat of a procuring grievance.Let's say my enthusiasm for this house lapses. 

I have seen people post on BP that lost the 3k and subsequent submission monies I think they said 600.00 per submission because the deals were never good enough.. and beginners rarely find deals good enough to meet the criteria and just run out of money and enthusiasm. and I have seen people post on here it went well.but from a practical standpoint.. its going to be very very hard to find 70% ARV deals that are brought in with zero equity. 

Often times this is accompanied by letting me know all types of code violations currently present.Alternately, when they start going through a range of possible solutions with enthusiasm it usually indicates I'll get a reasonable bid and they are looking for a solution.

It's fantastic to see your enthusiasm for real estate investing.
