Easy enough, but now our reserves are desperately lower that we had planned for, $100,000 lower (when you own 25 rentals, a reserve of $4,000 a rental is good practice). 

That said, there is always a rare chance of a truly off-market deal offered by a desperate seller who knows one buyer only and that buyer is you (or me :-)), so keep looking and I'll keep doing the same.

Particularly here in Dallas, where there are newbies flooding BP every day, and deals are so difficult to find, many of them are desperate.

Unless you are desperate, I wouldn't bother chasing the Kabbage loans.  

This is not the fastest way to make money but I'm also somewhat conservative financially and also not desperate for money.

There is no reason to settle and it is always better to have a vacancy that to choose a applicant out of desperation.
