We currently use Intacct for our accounting needs/paying contractors and invoicing funders.

Keep invoices as evidence.

Should we send out an invoice to the tenants with a due date and have an option for them to mail it, just want to get different takes on this. 

If so you might be able to collect something if you provide either a written estimate by a professional painter, or an invoice from one.

With the large spreads you are able to secure from Sellers in the current Buyer's market you are also able to assist the Buyers you secure with additional incentives (down payment help, help with closing costs, and even the ability to lower their interest rate).(3) Next - Through the use of a unique "Invoice" the investor is able to relinquish his interest in this deal which allows the Seller and Buyer B to go into contract directly.

@Vincent Dang The business address, the official one you listed on the LLC documents, which would be your home address if you do not have an office or business location from which you manage the LLC. 

I never give the customer a copy of my invoice , its none of their business what I pay for materials .

But not sure how without official invoices.
