I would only rent to friends and family I trust 100% and even then I am probably giving them a break or cutting them some slack because they have a temporary situation.I would really only do it as a favor.

This is tough.Depends on how fuzzy you want the business/family line to be.The only thing I'd be absolutely sure of is that your money has more tangible security than being a "personal loan" EVEN IF you cut him a break on cost. 

That's why we are concerned...it seems like someone in these areas without state code adoption can just build a home as a homeowner, cut the corners of insurance/licensing by doing the work themselves, not have most of that work inspected, then turn around and sell as new construction instead of previously owned. 

Tree clearing, grubbing, moving dirt for cut/fill operations, storm water, power, gas, water, fire access etc. not a small task but doable.  

JImmy mods are going to get you for continuing to cut and paste the same things over and over.

many places will charge you extra for a certain type of edge, or for sink cut outs etc.

I dont mind helping others buy that inventory through my BRRR funding but I am just not cut out for property management personally.
