From my own experience, if I simply stick to these items and know nothing else, I manage an excellent batting average when it comes to tenant selection.First off, if ANY of the adults who will be on the lease have evictions or violent or drug related criminal convictions, I reject the entire group/family.

But the second is way more important - you get to look up the owner at the time the applicant lived there and you discover what sort of tenant this was, AND you have more addresses to double check on possible evictions and convictions

He does have a stable job, pretty good credit, no criminal convictions (that I know of), and is generally a honorable person (as in I lent him money in the past and it was always paid back with interest).

Keep track of it Bryan, some will lose their job, a few might be convicted, I doubt anyone goes to jail, the people that lost a home will barely be indemnified, if at all, beyound enough to pay initial attorney fees.
