With most utility providers you can sign a landlord agreement where when a tenant leaves and requests a shut off, it's automatically switched back into your name.

There's an active business LLC/s-corp with a self administered solo 401k (from Advanta) with 2 sub accounts (his/hers).There are no children as plan beneficiaries, just non profits, churches etc and the opposite spouse of course.The wish is that the business lives on and provides on going benefits to the beneficiary churches etc.

I completely agree with @Kerry Baird, I'd much rather have fixed debt than something that's variable and/or can be shut down.

If the homeowner is a male and is angry about his situation, he will be less tempted to shut the door if there is a female outside. 

My buying reasons were: Positives:Out of 59 lots, 36 lots had mobile homes ( from 1980’s) but only 18 were occupied.Area is within city limit, close to a gas station, dollar general, church, bus station.
