And every single email I get about a wholesale deal contains the "buyer will pay Realtor commission and closing costs" notice.

On the front of the envelope (which can contain blank paper or whatever) write "address correction requested".

If you haven't listened to all of the podcasts yet, I'd suggest starting there as they container volumes of valuable information on how to find great deals (amongst other things).

Although I love all the comments on this thread, no one is talking about the obvious: This guy is from out of state wearing a containment suit and a mask.  

Several weeks later I finally opened up one of my emails containing my keyword alerts and noticed I had messages from people in the BP community. 

If you haven't yet, I'd recommend checking out the podcast; there is so much great information contained in those and it's all free. 

I think you often hear about people doing deals with no money out of pocket, but it's not realistic, and most of those stories don't contain the back stories of who actually financed their "no money down" deal - uncle, mom and dad, or the seller of the property that didn't know any better.  

Few salesmen will tell you this, but NEVER use a window cleaner containing ammonia - - it will destroy the seal on the frame-glass contact and let moisture between the panes which ruins the whole purpose of dual pane glass.
