My thought is to make it a vineyard, bed and breakfast, winery with tasting room, possible on site restaurant, etc.

(some don't care, LOL but they aren't professionals).Several years ago a house was purchased in CA for 75K, the place was turned into a bed and breakfast, current market value thought to be at $3M, the seller took the first offer at $2M.Any property listed on the MLS has been exposed to the market.

Mark Whitten's Real Estate MoneyClub program ... he was featured on the breakfast club a couple times.

I am not saying you won't find one but it is going to be very difficult.If you have expertise in Prefab/building then you might have to partner with a guy that has the money to get your idea completed.I am working on some construction in Austin and it is so difficult to get construction loans no matter the LTV, etc - they want your blood type, what you had for breakfast, first born, etc
