Since the place was almost brand new, we wouldn’t have any rehab costs.

The brand I used was Advion and I got it on Amazon.Spraying doesn't seem like a good idea in an occupied unit.

I like to go brand new everything, I don't like  to go back and fourth to rental properties fixing and spending more money on repairs, but if its in a bad area with high vacancy rates save your money :)

Local bussiness , local parks post to (youtube, Instagram ,facebook) just build your brand  

However, your question is about whats better local banks/credit unions or big national brands.

Also unless everything is brand new, 5% is low for CapX, typically I budget 10% for CapX since they are inherently expensive items.

@Anthony Nguyen, I am brand new to the idea of fix and flip and am looking to do my 1st one ever (ie - still looking for a house to fix). 

Also a brand new, massive hospital just opened up in Chitre earlier this year.

When you get down to a granular level you have to make room for and build a brand new kitchen which will be very expensive not to mention the rest of the rehab. 

My husband and I are brand new to wholesaling and we have a situation we aren't sure of how to handle because we haven't heard of it before.
