I would have a company come in and test if for asbestos.If it is asbestos free, you can spray it down with water in a spray bottle and scrap it off.

I went out and got a case of bottled water and put it in the trunk.  

I hosted a couple of Open Houses this weekend and handed out miniature bottles of hand sanitizer.

Offer to buy breakfast or lunch or share a water bottle or coffee with them.

Yes, to them it may be a tad of a hold up/bottle neck because they have to wait for you to approve but if you ensure that you review and approve or decline within say 24-48 hours that should help your PM to maintain your property with efficiency and in excellence without running your expenses too high in an untimely manner.

I would have told myself , put the bottle down and Instead pick up a book called -rich dad poor dad and invest in building an asset base instead of trying to kill yourself punching a time clock making the boss rich.

So in the event that I am hungry or thirsty, my closest option is a couple bottles of water or fruit.Find your own routine and stick to it, good luck!

I did not complain one time to my job, just was expressing my thoughts when you're the only one sweating in 100 degrees direct in the sun  working hard, while your boss is passing water bottles out to others working in the shade.
