I just refinished my 15th floor and am continually amazed at what people covered these beautifully floors with. 

Burlington is a beautiful place to visit

He is happy someone filled in his 3/1 beautiful home which he paid arm and a leg for but tenants are still not impressed for 6 weeks. 

Have family in Gilbert and its just beautiful country out there.

Low to no time investment, long-term hold, ok with giving up some control if it means having help.What I don't like- using 200K in cash leaves you with no leverage, which is one of the beautiful elements of RE investing. 

That is the beauty of condos in hot areas and if you're in Midtown you're much better positioned but you've really got to ask yourself how much additional appreciation you're going to get in this cycle.

I haven’t even mentioned when huge influxes of people come to Vegas for events like life is beautiful (downtown), EDC( up north, so I’m closer then any strip hotel).

The rents are below market, the current owner does not charge any rent for outside parking spaces, the parking garage rents are below market rate, there is a beautiful unit being used as an office that could command $900/month, storage fees are not implemented, water is being paid by owner, etc.
