Remember a PM company is out to make a profit , they up charge everything they do .What you are saying isnt unheard of in Maryland , I have heard similar complaints from other landlords in the Anne Arundel county area 

Her lease ends in Jan 1st and we’d probably look for a new place.I’ve been thinking of house hacking here in the Utah county area.

He is a flipper and an agent in Little Egg and does stuff all over Atlantic County.

Yes - cleaning cost + lawn care +pool care + county taxes all coming out of the host payout in addition to the 18% PM fee.. so quite expensive before I see any net payout

I have started using a spreadsheet but I would like something that makes it easier to keep track of when I have sent the owners a letter or postcard etc; also to attach a picture of the property and some pdf's of county record documents.

Because they are squarely in the Athens / Limestone County area, and not even in the same county as Huntsville.  

Additionally, have you branched out at all near the Milwaukee County area?
