If your knowledge of construction is low, you'd otherwise be relying on the GC to do everything correct w/ a reasonable level of quality (inspectors just look for minimal code compliance).   

While Greece is generally still cheap compared to other European locales, partly as a result of the Global Financial crisis, real estate on the most popular islands like Mykonos, Rhodes or Santorini is actually very expensive - as much as 10,000 euros a square meter.

I live in the Washington DC area and it seems difficult to find cash flowing properties here.

I now have a portfolio of 11 condo's in Southeast Washington DC, and 2 tenant occupied SFH's in Charlotte.

This is the most important piece, we are slightly overbuilding it to increase square footage and to then increase valuation.

Part of that is to get a rent roll showing current rents, square footage of unit, expiration of the lease, and the current status of the tenant payments.

There's no sense trying to fit a square peg in a round hole.
