That is a cool way to get a low rate, but it ties up the entitlement slot for the seller if you (buyer) are a civilian.  

@Antwaiyn Smalls In no particular order: - The biggest one is that you'll have to personally guarantee (PG) any debt taken out in business name since your company is fairly new - You won't get the best terms (or the best terms would be contingent on your personal financials) since you haven't been in business for too long- Getting an agency (Fannie/Freddie/FHA/VA/USDA) mortgage would be much tougher as a new biz that is <2 years old- Most of the business banking is relational so financials > relationships >> business credit score.

What is entailed with assigning a Tax Certificate? I just want to assign it from my personal Name to an LLC prior to Foreclosing .Does it need to be recorded with the clerk? or just given to the Tax deed department? D...

So, I purchased several tax certificates in PG County MD last May and some didn't redeem by the 6 month deadline .

Basically ran me out.........pg version...it was pretty tough on me......took years to recover from the mental issues.........that lesson cost me $$$$.

There have been slot of false starts.

My question is does anyone have experience doing this in the metro DC area (PG County, Montgomery County, Washington, D.C.

All the local banks I've spoken to require a PG of some sort (limited or full recourse).
