I'd love to hear anyone else's advice, and particularly if you're working in Metro Detroit if you have local or national lenders. 

We don’t have hurricanes or tornadoes but I suppose a wildfire might be a possibility with the amount of National forests around us.

there is a lot of competition - you're going to be up against both other low-budget operations and also high-budget, national operations. 

Any lawsuits should be limited to the assets of the LLC and not your personal assets (assuming you run the LLC appropriately and the corporate veil is not pierced, some debate as to SMLLC).

I work in IT but have found the corporate world doesn't fit my independent spirit.

Springfield had followed the national trend with cap rates being compressed but I am personally seeing them being opened up a bit more within the last few months but that could just be the winter season in general

Lately, we’ve found a couple large national HML’s that have good terms, very deep pockets but won’t allow 2nd position loans.  

It doesn't stand alone like a corp or LLC with a corp election.

Lastly large private equity investment groups both national and regional have been gobbling up all the 100% TOH parks so to get in now it is a bit tougher and you may have to be willing to bite into some POH or Mixed parks.
