Debt first (assuming this is high interest or credit card debt) is the best first step as it is a high yield return on your money that is basically guaranteed after that you should decide how you would like to invest and learn to analyze properties, you also want to make sure you have financing in place before you start looking seriously just in case you want to put in an offer on something.

My STRs require a flight (in Hawaii) so on the day after their check out I send them a friendly note hoping they enjoyed their stay, I ask for feedback and ask for their suggestions for improvements (this way the negatives stay PRIVATE, this gives them a non review place to vent just In case), tell them I hope they had a safe and relaxing flight home, and finish up letting them know I will be leaving them 5* review in the ‘next few minutes).

My husband and I (together) jointly own our personal home in CA (we have a mortgage on it).My husband alone owns 1 vacation property in ME, 3 single family rentals in CA with mortgages, and 6 single-family rentals in IN.My IRA owns 2 single family rental properties in IN and 1 single-family rental property in OH.None of these properties are currently in a trust or LLC, they are just in our names and the name of my IRA.So far, I've talked to Geico and Foremost since we have dwelling insurance with them.
