In Florida in order to get insurance you need to submit a recent four point inspection report, a wind mitigation report, and a flood elevation certificate. 

Open to contractor referrals for that.Most importantly looking for a property management company experienced in C/C- class of tenants to take over and slowly help me elevate the clientele.

One thing to look for is if it is possible to get an elevation certificate and ruling from FEMA if it is not actually in a flood zone but maps show it is. 

There are people who let the elevators close on people as they walk up because they can.

The problem with going 4 or 5 stories is you need an elevator and 2 stairwells.
