Since you are already familiar with the area, you should start networking and build your team, which would be the realtors, GCs, handymen, electricians, plumbers, Title companies etc etc..

He wants me to call an electrician , I tell him I will look at it first , he was dead on in what he said .

Luckily, I'm an electrician and my coworkers are all construction workers (i.e. welders, carpenters, plumbers). 

If you need a referral to a good electrician, let me know.

However, make sure the plumber and electrician are master level (not knocking the other trades but electrical and plumbing are two areas that can and do cause serious injuries when installed incorrectly yet commonly screwed up imo).

I have been looking and calling for almost a week to electricians, handymen,painters etcVery few have shown up to give estimates some reasonable some outrageous.

Some say as long as the bars are bonded, it is ok, others say it could still cause a shock hazard.Any electricians out there that can help me out?

There are electricians that will realize the job isn't that hard with walls removed.

Maintain schedule devised by Landlord for light maintenance: Replace Smoke and C02 Batteries, Furnace Filters etc…If Smoke and C02 Alarms need actual replacing, it will be done by a licensed electrician.7.)
