I know dual agency is illegal in FL but just finding an unrepresented cash buyer wouldn’t mean it’s a dual agency right? 

I'm not saying that the title company will not participate in a "dual escrow"/closing of two (2) transactions at the same time  etc. but they will tell you exactly what they are and are not willing to do in such a transaction.

There are investors who like to use dual agency (use the selling realtor as their own) because in a way it would incentivize them to choose you if there were competition because then they would get double commission.
