If you don't have forwarding address put it to the address of the apartment they left, and if it's returned to you keep in stamped envelope to show delivery service attempted.but if you rent out earlier you'd have to adjust the move out charges because you can't collect rent on same space from 2 tenants.. so you'd also owe them any rent collected if it's not vacant till 12/9. but they are gone and sounds like its good they are.. do what you think your entitled to do per your lease.The woman can not give the OK to do anything, she is not legally responsible for the leaseholders listed on the lease, without Power of attorney.

(a) Eligible Mortgages(i) Each Investment Property Mortgage must comply with Section 4203.4 (ii) Each Investment Property Mortgage must be an Accept Mortgage, an A-minus Mortgage or a Manually Underwritten Mortgage with a minimum Indicator Score as set forth in Exhibit 25, Mortgages with Risk Class and/or Minimum Indicator Score Requirements (iii) Mortgages with temporary subsidy buydowns are not eligible for delivery as Investment Property Mortgages (iv) Freddie Mac will purchase Investment Property Mortgages made to Borrowers who own more than one financed Investment Property, provided that the Investment Property Mortgage being sold to Freddie Mac is: ■ An eligible fixed-rate, level-payment Mortgage, or ■ A 7/1 or 10/1 ARM, and ■ Not an A-minus Mortgage(b) Special underwriting requirements An Investment Property Mortgage delivered to Freddie Mac must meet the following special underwriting requirements: (i) For newly constructed homes that are purchase transactions, the Borrower may not be affiliated with or related to the builder, developer or property seller (ii) Each Borrower individually and all Borrowers collectively must not own and/or be obligated on (e.g., Notes, land contracts and/or any other debt or obligation) more than six 1- to 4-unit financed properties, including the subject property and the Borrower’s Primary Residence.

How to Serve the Tenant with the Written Demand for Nonpayment of RentOnce the written demand is drafted and signed by the landlord, the landlord may serve the written demand on the tenant by delivering it to the tenant using one of the following methods:personal delivery to the tenantpersonal delivery to the tenant’s rental property and giving the notice to a person occupying the home who is older than 15 years old, orif no one is present at the rental property, then by posting the notice on the premises in an obvious place where it will be seen.

You can administer the activities of the LLC, but you may not add value through the provision of goods or services.You can select vendors and materials and oversee work that is done, and of course handle the expense/income transactions on behalf of the LLC.You can purchase materials separate from the labor, but I would caution into turning yourself into a delivery boy and running to the hardware store every day or few days.

The next day my contractor purchased a Water Heater, Kit, and Drip Pan for $500 and charged me $150 Labor and a $50 Delivery charge for a total of $700!

There was a bunch of back and forth and what it came down to was they can delivery the first floor empty, and they wanted to raise the price by 30K to vacate the second floor.

There are crews that do the hands on infrastructure, foundation, driveway, garage and landscaping but that's minimal by comparison to having carpenters, plumbers, electricians, painters and on and on for months.The beauty of MOD and HUD is the quickness of the delivery, set, installation, close up and detail work which all takes place in a few days if the crew is experienced and efficient which most are nowadays.
