The actual rule of thumb is you pay yourself the market rate for what you do $XXX/yr and the left over may be taken as a Dividend which doesn't get hit with 12% (both sides) FICA.

Had similar sit in January.Created Addendum to add name to list of residentsReference original Lease Signed by xxx Dated yyyCreated clause to addendum:Regardless of which adult moves out FIRST, the deposit will be held until the last adult terminates the lease and demises his/her residency.

Perhaps you could approach the seller with the following: "Well seller, I know you are asking $XXX for the property, but based upon the following repairs needed, local market, lack of appreciation in the coming years, etc... my offer is fair..." then let them think about it. they could always end the conversation the same way saying "No Thanks", but they could always throw out a different number to keep the negotiation going.I hope this helps,Jason

These can often be purchased by a sealed bid accepted by the "delinquent tax board" which will authorize the sale for a lower amount than the "starting bid" after it has been advertised that a bid has been recieved for XXX number of days in the legal section of the local paper.

Names of kids and birth-dates go on lease also,, so John Smith, Minor child  x/xx/xxxx   and they are considered occupant no matter what age.
