I was looking for a refinance on a 14 unit apartment complex in GA for $1.3M.

It's a small complex and many times people are just stupid and don't think.

IF the property is a condo- the complex  needs to be a FHA approved complex

It is a bit complex for us non CPA/tax attorneys, but I belive that @Jon Martin is correct.

Where it gets complex is combining properties with different ownership structures.A good rule of thumb is the what needs to be the same is the end TAXPAYER, so for example, we just did a 1031 where 2 separate LLCs (Single-member and thus disregarded entities from a tax standpoint) both owned by the same parent LLC  sold (relinquished) properties and a 3rd and different Single Member LLC (also owned by the same parent LLC) bought the replacement property.   

As far as utilities go many years ago my parents owned a 12 unit apartment complex that had all shared utilities.

Keep in mind the rental limitations condos can have, they normally have a limit on how many rentals in a complex. 

I am assuming a warranty deed is the best option over a quit claim, esp since I already filed two quit claims (The first was to change the tenancy from joint to tenancy in common; and the second was to add my daughter as a tenant in common).My situation is pretty complex...or maybe I'm just making it too complex--I'd love any input anyone might have!
