My dad and his siblings haven't grown the portfolio, so I feel that it's up to me to expand the portfolio and create a better future for me, my brother, and my cousins.With some money my dad got from selling a property in Hawaii and some money I had saved, he and I bought a townhouse here in Seattle and I started renting it out a few months ago to some tenants who (so far, fingers crossed!)

They probably all live far away, thus the reason the neighbor thinks there were no heirs, as no one ever came by the house to clean it out.I have never run into a situation where there are no heirs, as in the State of Oregon, law allows automatic transfer to partners/Spouses, then Kids, then parents and siblings.

Colorado Springs is still doable as far as Colorado goes; I have two siblings that live there and the area is still growing - but there's not much in the way of buildings, and nothing old-school like in Chicago as the Springs isn't a very old city.
