I assume this is a simple enough question that experienced real estate investors could answer so I put it in this forum vs. tax.I have my first buy and hold rental under contract scheduled to close before Christmas Dec 2020.

Early to mid-December is just an awkward timeframe and I feel you run the risk of not getting your unit rented until after Christmas/New Years and the possibility of it dragging on in the winter.

You may see 3 ghost on Christmas Eve.

We now have like 10 days with Christmas ahead of us to try and resell our house or we will need to try applying for a bridge loan or something similar which we don’t want to do. 

If there's any kind of hiccup on your loan, rural, appraiser can't get in to the property, insurance guy goes away during Christmas, any credit issue that has to be explained, it will take longer.Nothing is a rush right now because everything is a rush. 

The thought that politicians are going to open up the flood gates for evictions days after Christmas in the middle of winter seems far fetched. 

We set up a Christmas tree in the place I'm going to show them.
