Perhaps it's your budget or the area you're looking in... for example, smaller multifamily is generally scarce in Scottsdale and what's there is quite pricey compared to areas like downtown Phoenix, Tempe, Mesa, etc.

I have a couple of concerns- the first of which is that I will not be able to have a dual fuel system for when the temps really drop, so I understand it will draw a lot of electricity at those times.This will also force my tenants to pay their own heat which isn't a game changer- but is not the norm in my community.

Also, zillow shows the market temp as cold.

I also use an infrared camera I have to detect changes in temp however these are also pretty expensive.If insurance will cover it I would go that route.
