I used to manage the office for a tree care company and we fell under that same umbrella.I would also talk to the tenants and find out what their typical schedule is and, to an extent, work out a reasonable schedule. 

I have been scouring the internet, evaluating properties, and giving the "Rental Property" evaluation tool on this website a workout. 

These are not the guys I hand off to acquaintances who ask for recos, because while I can get good work out of them, I'm not sure if other employers would be so hands on -- and a hands off employer might not get the same good results.I guess saving money by acting as my own GC means doing some of the things a GC does. 

We already are able to outsource the vast majority of routine maintenance one we have a property stabilized.tldr; It takes us six months to get a property stabilized to the point where all we have is 'routine' maintenance.

Today the seller contacted me Asking if I would be interested in possibly partnering with her and splitting the profit ,she's even willing to possibly contribute bring money to the table to work out the deal.

As a complete aside, here's a few other snippets about me: my cat, Bucket, is an 8 yr old Cornish Rex and thinks he's a human toddlerI've been married to my AMAZING husband for 4 yearsI enjoy reading & knittingI try to work out a few times a week (but my husband is the major athlete in the family with marathons, triathlons, etc.)I SOO appreciate Bigger Pockets and all of you members! 

For general routine repairs I probably spend 1-1500 a year.

How did this work out for you.

Simple, was for school, didn't work out so paid it back.

My only constraint is I work out of towns on Tuesdays and often struggle to get back to OKC by 7pm.
