I've brokered a number of 1031 transactions and can help with that as well. 

Duplexes are very common here and are much easier to find than a Quad as well.

Beyond trying to connect on this forum would recommend look in the BP Meet up section and checking out local DFW FB RE investor Facebook groups as well as Meetup.com and Eventbrite for local events. 

I think it's great...it's an opportune time to let them know what they are doing well and that you appreciate it - as well as to discuss areas of concern.
