A good rule is to plan 10% of your Gross Rent for each of these categories and if your numbers still work out to $100.00/door then you are doing pretty good.

I wasn't sure which category this applied to (1031 exchange, real estate sale, or property manager) but I will start in this category for now.  

But then again, my trucks are 'beater' work trucks and have fixed functions... diesel tanks on one and just under commercial weight limits (25999) on the other...

Sounds like it falls into the “s$&@ happens” category.

It seems the only 4plexes for 800k are new construction, which is very different than the duplexes in the 250k range that are definitely in the older category.
