Most properties in Nebraska are built for the seasonal conditions we go through meaning we typically all have heating, A/C, good insulation, basements (for severe weather), etc.

Take advantage of long term investment benefits - stomach the dips/rises & retire by 60, have a maid do my laundry/clean my house/cook my food, live in an area with nice weather, workout every day, ride motorcycles, drive sports cars, do track days, visit Vegas whenever I want.I plan to do this with income properties - buy a duplex, 3-4 unit, and into the bigger (15-20 unit) closer to retirement.Long Beach investors - hit me up!

Weather or not you put 20% down to avoid PMI is purely a math personal decision that you have to make. there will be some folks that tell you 20% down is better and others that tell you go as low as you can.

I think it's a good practice to check on tenants after a storm or inclement weather to make sure they are "safe" and don't have any issues with the property.

If you rely entirely on rental income for your income, you should have enough properties & diversity that the loss of income from one location will not bankrupt you or force you into making a bad financial decision to recover/replace the income, and enough cash reserves to weather any local downturns.

While you are examining heating, plumbing, electrical, smoke/CO detectors, weatherization, locks/doors/windows/screens, appliance function, etc, keep an eye out for lease violations and how well they take care of the unit.

put it in the rental pool.. use it occasionally to get out of the gloomy gus weather we enjoy in the winter in the NW.. like this winter  LOL.there is no exit from cash flow as Curt alludes to in the short to medium term  that will not cost you money out of pocket..

If you really have found a property, weather on or off market,(and it will almost always be off market) that you can get under contract for around 65% of market value, minus the repair cost (that you have had verified by a contractor or you are absolutely certain is correct) and add in all the other expenses involved in actually doing a rehab or holding the property then you wont have a problem finding a buyer,  hard money or partner to do the deal.

Double glass is usually sufficient as opposed to triple glass (depending on weather and noice conditions), but I would recommend a thicker glass (usually it is 3mm, but upgrading to 4mm glass would not cost much more and it would provide better insulation and resistance to accidental breakage).if you need any more info, just ask
