You'll probably spend more time than premium savings would warrant, and the probability of it working the way you want in a claim is low.Simpler to save premium with a higher deductible.Claims experience shows its near impossible to salvage a foundation in a total loss (time and liability concerns for whomever is rebuilding on top of the old foundation).

Unless you have some requirements that would warrant Drupal (I'd skip Joomla all together), I'd vote for Wordpress.Hosting is also an "it depends" proposition.

A copy of the new tenants copy of the lease with the LL will help speed the trial also.As for the security deposit, I agree if that was returned it shows that the condition of the unit didn't warrant any repairs and he would have little recourse in court.

I would add that a 15 unit building is in that middle ground where many people don't know how to make them cashflow.They are too big to qualify as residential and too small to warrant their own on-site management staff.Therefore any lender who knows what they are doing is going to want to see that you have experience managing this type of building.Also, the thought that the owner is willing to finance most of this purchase may sound great, (please note Charles' comments), it does not relieve you of the responsibilty to conduct your due diligence... thoroughly!
