I have absolutely no qualms about a request for quadrupling EMD if it's a legitimate request from the seller, I would be very upset to think that the real estate agent did that on their own to make me think twice about backing out of the deal or to even entice the seller to accept the counter-offer to begin with.

So, Now he goes back on his original deal with him and leaves BOTH deals open and set for Monday so come Monday morning there will be someone thinking they are buying a property who will be very upset.

In fact the outer ring neighborhoods are starting to get upset that their neighborhoods are being forgotten.All those tenants in that apartment building will most likely be section 8 drugies.I think you could find nice properties farther north in the area of lapeer

Is there a case where the following occurred, in which the IRS has claimed a victory for the defendant under the following:-High W-2 income earner invests in short term rentals-taxpayer is not a real estate professional -offers rental for less than 7 days on average-materially participates and more hours than anyone else etc etc (100 hours and so forth)-files it on schedule E as passive and does not offer substantial services to be classified as schedule C - cost segs a million dollar purchase for 200k and deducts from W-2 income to owe no taxes There are a ton of moving pieces with this, and the more complicated something is with the IRS the worse it is for the taxpayer when dealing with an audit.
