Regardless, it's in rough shape and requires some structural upgrades, and a new roof in the near term. 

Last night I finally took the leap and upgraded to a PRO account and I'm FINALLY ready to make my move :) Anyway analysis or feedback I can get would be greatly appreciated :)

Net comes in at $2950.00 I would put back $450.00 a month until I get %5K in reserves for repairs and upgrades.

Then I can discount my offer by the cost of those repairs and maybe also some upgrades.3.

I aim for properties that need a major upgrade, D level property In a B neIghborhood.

My advice: find something that needs a little bit of work and save yourself some money doing the upgrades yourself - although it is fairly priced. 

No need to install or upgrade versions, since it is all updated in the cloud. 

Lighting, bathrooms, drywall, paint, exterior upgrades and new roof.
