If you're unwilling to accept the risk of getting the loan called, don't do a deal like this.

I think that if she wants general maintenance, and you are unwilling to provide it, you should give her a reasonable notice to vacate, do whatever needs to be done, and then rent it back out at the market rates.

I can honestly say I would have terminated the transaction if the seller had been unwilling to remediate this.

This home had already gone under contract twice in the previous year and both deals fell through during due diligence because the sellers were either unwilling to make or unable to afford any repairs.
