If so I would go to 60% of expected gross rents.I will go 55% since you took 5% off the top for vacancy which I would not use as too light a number for my taste.78,000 x .55 = 42,900 78,000 - 42,900 = 35,100 NOISo without any immediate CAPEX needed to the property which I would deduct from the purchase price I have 351,000 at a 10 cap.Seller is saying 36% expenses which MAY be close if they do their own property management which would save 6% so expenses would be 42% but if landlord pays utilities it Is still way off.Doesn't matter that they seller can produce actual cash flow numbers to support it.
