Some of the large condo buildings with fancy pools and luxuries have HOA's easily into the $800-1,000 + a month.

Cheaper on the install VS other flooring choices like luxury vinyl plank and tile but far more expensive in the long run. 

It is my predicable, sustainable income and my stocks provide the additional comfort and ability to buy luxury items if you will.

Floating luxury vinyl plank unless the floors are so uneven that glue-down is the only thing that will work.

The alternative is that you sit on the sidelines and wait for the winds to shift in favor of buyers but timing the market can be a difficult task as patience is a virtue that many of us do not have the luxury.

Buyers will be paying these new, higher prices, but it may be easier to get something under contract without being ultra aggressive on terms.

I use American Standard toilets and haven't had any issues.I prefer luxury vinyl plank for flooring.

I don't have such a luxury being a remote rehabber.
