My guess is prices won’t drop for awhile, and will likely stabilize without decreasing much.

I just moved to using Cozy (automatic charges ACH for late fees) and will actually be decreasing my deposit to 75% of the rent so it's clear when they have not paid their rent and cannot just simply substitute the deposit for rent.   

If you plan to run a business, it is best to do things the right (and legal) way from the beginning to decrease your liability in the event something goes awry.

How much of an operational improvement (i.e. increased revenue, decreased costs) can you reasonably expect?  

You wont wake up one day and fine your mutual fund has decreased to Zero!

As you can see I have some initial upfront costs (higher monthly budget) but then it decreases.

Thanks for all the great input, I did have a video, it's not an emergency but I have had it snake and was told that was a very temporary fix.
