Looks like many people are mentioning Crexi and Loopnet but my impression was that good deals get picked up before reaching those forums and the best way to get a good deal is via an agent active in your target market.

AND, an even more powerful strategy to implement in today's market is to target homes for sale that have a FHA, VA or USDA loan because these loans are ASSUMABLE!  

Our plan is to sell or refinance within 15 months targeting a sale price of 3.5 million.This property is two blocks from the beach and has a high demand for short term rentals.
