I can see the value in that and I think I'll spend some time now figuring out what value I can bring to the table and what skills I think would compliment mine the most and then look into the idea of finding a partner to work with.

Just being a designer may only bring part of the skills needed to the table.

Most professionals are time poor so you can bring that to the table and get paid to learn.

I write the contract, get proper disclosures, forward to title company and just make sure all parties follow their deadlines and get to the closing table.
