I believe that the home inspector should suffice for this purpose and having a buyer come in with 20% down payment is more likely to result in a successful transaction without any unexpected surprises.

Would it be better to have a separate LLC for each property, or would one LLC suffice?

My insurance friends are having to ladder different carriers together into a policy just to suffice the lender requirements. 

@Jamil Barton- thanks for the question -  lenders  should be able to provide a FHA loan that will  allow  a 3-4 plex purchase with less than 20% down ...there will be a  " self  sufficency " test that many times makes this not work    ( rental income covering the  full payment )  ...good luck 

Google Maps does not suffice for this, as a mailing address, or Gmap address may name a specific city, but it's jurisdictionally in another city or county. 

Your duplex would suffice for experience. 

Good topic, have been thinking if it is really necessary that one's CPA has experience in tax reporting specifically for property investors, or any good CPA willing -if necessary- to speak to a colleague doing so will suffice.

Maybe for a large company or an LLC with several members this is necessary, but I would like to believe for what I need something much more simple would suffice.
