If not, they're not making any more money and the cost of accelerating the loan and essentially getting paid off 'not a short sale' but short of the potential amount made from keeping the loan to term.I do usually notify the bank but in a subtle way to not draw a lot of attention to me.

But it might be a bit TMI (too much info).If you want to speak to the assignment issue in a subtle way, you could just say "I work with local investors who seek to purchase properties in this area, and your house fits our investment criteria..." then on into the cash, as-is, no repairs, etc.What I'm saying is don't try to communicate "I do this and THEY might do that..." - just say "your house meets OUR criteria" - as you are the one that will likely put the house under contract.
