this is where the deals are .Ones that can bite you though are higher end homes where the previous owner strips them takes every cabinet every door every light fixture basically deconstructs the inside of the houseAnd this is how rental property will look over time in many C D markets just beat to holly heck.It's really surprising (when you first start out) how people can abuse a house and what they will actually live in....It's usually either substance abuse or just a bit nuts....or the worst is when it's both.....We should get all the veteran investors on here together and write a book.

The only time the appraisal will affect the rate is if the value came in lower and the LTV needed to increase to get the same loan amount requested, the rents on the 1007 came in lower, so DSCR was affected, or the appraiser indicated the location was rural which would result in a LTV reduction or interest rate increase.

Now, maybe the location is not the best, you will have to do your due diligence, but follow my train of thought on this one. @ $700k with 5% down : you would need $35k : why $700k if this is listed for $600k Bc as an example: you could do a construction loan where you buy the home for $600k and use $100k for the ADU.
