I still eat most of my meals through a tube because I have not done to well with eating tests.  

We always do a soft application before the hard application.

Also, if you're like me, I have several credit cards, so I use the one the furthest away from the total credit available to make purchases for my deals or my personal life-- I used to always use the same card thinking it was a good habit to consolidate and for tax reporting, but it can hurt your credit.Hard inquiries vs. soft inquiries.  

Are there paid networks etc that are a soft-requirement to really buy notes? 

Thomas you need to add in your soft cost and sales cost.. commissions alone eat up a lot of that 170k when your talking a 800k exit. 

Just budget new towels and sheets more often than you think.

@Chris Mason I would suspect they would if the appraiser was on their approved appraiser list.bad apprasials led to some pretty rough rule changes as we all know to well.

Just to clarify though -- "the spot" is not visible or wet/soft to the touch (in my opinion) -- it's just an area that he claimed was damp.
