James, Are you stuck in Lodi again or just headed back to San Francisco with flowers in your hair?

I anticipate providing all the numbers under another topic as i am currently barely breaking even on rental payments to mortgage payments and am deciding what to do with my rental property to potentially make a silk purse out of this sow’s ear.Thanks in advance if you can help me with what i'm assuming is a pretty fundamental question.

I had considered installing flower beds full of rose bushes along the property line.

Not a good neighborhood, but, lots of Flippers are making silk purses out of pigs ears on the East side of Tampa.

Coverage for less than full replacement value, this will bring down your premium but in case of a complete loss you won't have enough money to rebuild, you'll just have to plant some nice flowers.  

If they say they are going to - that is the give-a-way clue that they are not going to.Now I have had tenants who landscaped beautifully, planted trees, shrubs, and flower.
