In reference to point #1 about interest rates, there is some sentiment in the lending community that interest rates will reduce a bit over the next 12-24 months. 

Thank you I had a pretty simple strategy, Between 6-7 years of saving and only buying materials on deals I was actually able to build them myself with the help of an experienced builder (grandpa) for about a 3rd of what they are worth in my market and the only way to really realize all of that gain would be to cash out or sell, but definitely not selling as there is a lot of sentimental value for me.

I’m concerned that without an ear to the ground I could buy in an area where sentiment against STR is about to shift either at HOA or Town or County level.

The house we own was my grandparents house and has much sentimental value to me and my family.
