There is so much cash out there that people financing can't compete with, let alone a 'deal'.Something to consider would be STR in highly sought after, year round markets.

I would suggest talking to multiple legal sources to get a well-rounded opinion.

was my kind of round robin run from Aurora shoot the ILS into Corvallis then circle around and land at independance then back to Aurora state and shoot the GPS approach..

I went to IH-35 in Round Rock during the day yesterday for the first time in a while and it was PACKED. 

Then rounds everyone up and heads back to the ranch usually around 8pm and cooks dinner and waits for me to get home 🙃.

Would be better off going somewhere with nicer weather all year round.

I would certainly look at Cedar Park and Lakeway but also consider Leander, parts of Round Rock and some of the Northwest areas of Austin depending on the schools you're looking at.
