@Chris Dawson this is a fantastic source.I am building a team in KC right now and looking for honest, reputable contractors and PMs, specifically that I can manage remotely.Do you have any recommendations?

Lessons learned for the next tenant to include an early lease termination agreement to actually write out what the consequences will be for example one or two months  rent plus security deposit etc.  

These issues caused missed deadlines, huge profit losses, and, most importantly, damage to their reputation.

If you settle i would understand the consequences of that on your insurance.

Otherwise, what you are asking would be similar to me refi'ing a property of mine and your friend telling escrow to send the money to your friend instead of me.Remember, the property/cash is under the ownership of the LLC now.To "get the money out," you would do an "owner's draw" for which there is no tax consequence. 

So you're essentially saying the roofer has no negative consequences for his bad, the city inspector doesn't have an negative consequences...and you have to pay someone to fix this issue?
